Here are the proposed changes from OSHNA:

  • Along Florida Avenue will be zoned SH-CI, Commercial Intensive, which allows up to four stories for main building and up to two stories for an accessory building on a lot of at least 7500 SF and 75' in width. This allows large commercial structures that will be directly behind the homes on Suwanee.
  •  The two-block area north and south of Hillsborough Avenue will be zoned SH-RM, Residential Multi-family, which allows up to four stories for the main building and up to two stories for an accessory building on a lot of at least 50' in width. This area is currently single family homes, many of which are historic structures.
  • Additional commercial zoning, SH-CG, allowing up to three stories on a 7500 SF lot in the area of Central and Hillsborough including the entire south east block from Hillsborough to Giddens. This is includes several single family homes.
